A family with a mortgage-free home in St Albans sought to release capital to purchase land for a self-build project. Despite strong income and a substantial investment portfolio, the case required careful structuring due to variable bonus income, a non-earning spouse, and high childcare costs.

The objective was to unlock liquidity without disrupting investments or compromising affordability ahead of the build phase.

The Solution

We structured a £2,000,000 remortgage at 66% LTV on an interest-only basis over 25 years, with a 2-year fixed rate. A 4% deemed income was applied to the investment portfolio to support affordability, allowing assets to remain invested. Bonus income was averaged and evidenced, while childcare costs were offset against remaining portfolio capital. The case was clearly positioned to the lender, ensuring all elements were understood and aligned.
