What schemes are available to a first-time buyer?
There are various schemes available to support first-time buyers – you may be eligible for the Shared Ownership Scheme or the First Homes Scheme.
A new 100% mortgage product launched in May 2023 for renters, which removes the need for a deposit. Many mortgage lenders are now also offering a 95% Mortgage Scheme, where the government has agreed to underwrite a portion of the loan.
At Henry Dannell, we can assist in finding the best solution for you based on your current circumstances.
Please note: the Shared Ownership scheme is available in England only. For more information, visit gov.uk/shared-ownership-scheme. The Welsh Government, Scottish Government and Northern Ireland Housing Executive run similar schemes – check out their websites. Please also note: mortgage deals may not be available, and lending is subject to individual circumstances and status.

Residential Mortgage | Complex Income
With our understanding of the income structures of accountants and barrister's income, we were able to evidence the onward sustainability and upward trajectory of both incomes. We were also able to provide our analysis of previous mergers to offer the lender further confidence that the income for Applicant two was...
New Residential Purchase | Outstanding Loans
We were able to source a lender willing to offer at 5.5 times the client’s income, without factoring in the current residential mortgage, on the basis we could evidence consent to let and provide expected rental estimates from local agents.
