Case Study –Raising £1.5m Against a UK Property to Fund an Italian Purchase

A client approached Henry Dannell after experiencing difficulties securing suitable finance through Italian banks for the purchase of a holiday home in Italy. 

They required £1.5 million and owned an unencumbered UK residential property valued at approximately £5.5 million. 

The client’s income profile was complex, comprising rental income through company structures alongside several self-employed advisory roles. 

This meant the case did not sit comfortably within a standard employed income assessment, despite the strength of the wider financial position.
